Company
Real Living d.o.o. is an owner-managed property developer based in Bar. We acquire land, develop residential buildings on it and see them through to handover to the owners. Planning, permits, construction and documentation stay in one hand.
Most of our buyers come from Germany, Austria and Switzerland. They expect the paperwork to be complete, the area in the contract to match the area in the plan, and someone to stand behind it if something is wrong. We organise our work around that.
We work with selected architects, notaries and trades in the region. Partners we know personally and whose work we answer for.
We build what has been planned and approved: with contractors from the region, site management on the ground, and payment that follows progress. What we promise, we put in writing; what is still open, we call open.
What guides us
A building takes shape long before the first stone is laid: in checks, drawings and decisions nobody sees. We take that work as seriously as the work on site.

How we work
The same sequence on every project, whatever its size.
Location, planning law, services and title are checked before purchase. We buy only when the land register and the zoning plan hold up.
Concept design, city architect approval, main design, review. Every step is filed as a document, not as a verbal assurance.
Tendered to contractors from the region, site management on the ground, payment against progress rather than against the calendar.
Notarised purchase contract, registration with the cadastre, handover with a protocol and a complete set of documents.

Site selection, feasibility analysis, permit planning. We develop residential projects with a clear view of legal, structural and economic requirements.
Apartments in selected locations on the Montenegrin Adriatic coast. Materials, floor plans and purchase processes: considered and traceable.
On request we build for private clients from German-speaking countries who wish to build in Montenegro, from a single-family house to an apartment building.

A residential building in Bar, Gornja Čeluga, at the foot of Stari Bar. 39 units over seven levels, with underground parking. Natural stone, arches and loggias; views over the olive groves and the Rumija mountains.
